Hotel Planning
At OLENA Innenarchitektur, hotel project planning encompasses the entire process, from concept creation to the development of detailed plans.
This comprehensive approach to hotel interior design ensures that each phase of project development is carefully considered and aligned with the fulfillment of specific requirements and objectives.

Project Analysis:
Hotel planning begins with a thorough analysis of various information that can influence project development and interior design.
It encompasses a wide range of factors – from the defined goals of the hotel project to the technical characteristics of the space. This serves to unlock the maximum potential of the premises, promote optimal use of space, and create a functioning interior design hotel concept.
It is crucial to develop a deep understanding of the specific ideas, preferences, and functional requirements of the hotel owner, as this forms the basis for the entire hotel planning, interior design, and hotel concept. Identifying a hotel’s target groups and determining their specific needs, behaviors, and expectations is equally important. A deep understanding of these aspects is essential to improve the guest experience and to consider these insights during the planning phase.
A detailed examination of the existing space or building of the hotel is undertaken to gain a thorough understanding of its current condition, existing structures, architectural features, and possible limitations for future interior design concepts. This analysis includes reviewing existing inventory and installation plans, as well as the materials used. The insights gained flow directly into the planning and form a basis for the new hotel concept.
The definition of clear and measurable goals takes place taking into account the current market situation and the competitive landscape. This includes the strategic positioning of the hotel project to significantly differentiate it from the competition, create a clear identity, and maximize added value for the customer. Location advantages as well as historical features or the cultural significance of the region or the project itself are decisive factors that can contribute significantly. They are seamlessly integrated into the hotel planning and interior design.

Concept Planning:
Based on the project analysis carried out, a functional concept is developed, which serves as a solid basis for the further course of the project and forms the basis for a detailed plan.
A qualitative concept enables an assessment of the project potential, the importance of the investment and other aspects. Careful concept planning can significantly contribute to the long-term success story and competitiveness of a hotel.
In this project phase, the spatial organization and zoning are defined into different usage areas. The function and purpose of individual areas or rooms are defined and the traffic routes and workflows are specified. These steps aim to create an efficient and logically structured spatial arrangement.
In the concept planning phase, a detailed presentation of the planned furniture and furnishing elements takes place in order to create a harmonious and functional overall picture of the interior. Consideration of the current condition of the room or building, including all structural conditions and existing elements that need to be integrated or redesigned into the new design, is already taken into account in the floor plan concept.
It is important to emphasize that the concept planning provides for the inclusion of all relevant legal regulations as well as the specific requirements of the project, which play a central role in the development process and in the interior design. As an interior designer, it is my responsibility to ensure that these requirements can be met in the early stages of planning and that the premises are not only functionally optimal, but also properly designed.

Detailed Planning:
Detailed planning begins as soon as the design concept is finalized and the 3D visualizations are approved. The detailed plans serve as the basis for tendering procedures, the acceptance of offers and the actual implementation.
The detailed plans include all information relevant to the actual execution. The scope of the detailed elaboration by the interior designer can vary from project to project. In larger projects, execution companies, carpenters or other parties involved can partially take over the creation of technical drawings. The interfaces in such cases are to be defined individually.
The most important technical drawings include, above all, the creation of wall views and sections, including all relevant details. This makes it possible to precisely represent every coordinated interior design room concept, with all dimensions, heights and important information. Also included are detailed descriptions of the materials used, a precise representation of the furniture arrangement and the furnishings, including specifications.
The ceiling plan fulfills a similar function by detailing all lighting elements and other design objects that concern the ceiling design. The floor covering plan provides a precise overview of the arrangement and specification of floor coverings.
The detailed plans, supplemented by precise 3D visualizations, enable an exact specification of the execution result. They simplify the coordination with execution companies on essential elements, support the accuracy in the submission of offers and help to ensure a clear cost overview for the project.
All plans (floor plans, sections, views, detail drawings) are created in digital form with the ArchiCAD program and provided in the corresponding scale in both CAD and PDF format.
